01Garden rooms Newcastle

Bespoke garden rooms in Newcastle

A garden room is more than a building at the end of the lawn. It’s a room designed around the way you want to work, create, train or relax.

Garden Rooms Newcastle designs and installs bespoke garden rooms across Newcastle upon Tyne and the North East. Every project starts with a conversation about how you want to use the space, then becomes a design shaped by your plot, its light, its levels and the view back to the house.

We look after design, planning guidance, groundworks, construction, electrics and finishing, so adding space is clear, well organised and free of stress. No two gardens are the same, so no two of our garden rooms are either.

  • We put your needs first: your goals, lifestyle and how the room should feel.
  • We build for the future: quality materials and proven methods for year-round comfort.
  • We guide you every step: from first sketch to final handover.

03Why insulated, modern garden rooms

Built for the North East, comfortable all year

A properly engineered garden room works like part of your home all year, not just in summer.

Glass-fronted insulated garden room among trees, built for comfort through North East winters
  • Comfortable in every season

Insulation in the floor, walls and roof, sealed with care, keeps the room warm in January and calm in a July heatwave.

  • Light-filled by design

Generous double glazing, positioned for your garden’s orientation, brings in daylight without glare or overheating.

  • Quiet and separate

A short walk across the garden puts real distance between work, play and home, and the insulation keeps sound in.

  • Powered and connected

Lighting, sockets, heating and data planned from the start, with electrics installed and certified to Part P.

  • Efficient to run

A well-insulated, airtight room needs far less heat. Ask us about efficient heating and air-to-air heat pump options.

  • Built to last

Proven construction, durable cladding and a properly prepared base designed for the North East’s wind, rain and clay soils.

04Design & installation process

How does the garden room process work?

A clear, five-stage process, managed by one team. You always know what happens next. See installation in detail.

  1. 01

    Tell us about your space

Share your ideas, whether that’s an office, a studio, a gym or somewhere to relax. We listen first, then talk through size, style, budget and timing.

  2. 02

    Survey & design

We look at your garden’s levels, access, boundaries and services, then design a room around your plot and the way you’ll use it.

  3. 03

    Planning check & fixed quote

We check the design against permitted development and Building Regulations, and confirm everything in a clear written quote.

  4. 04

    Groundworks & build

Our team installs the base, structure, roof, glazing and cladding, and keeps the site tidy throughout.

  5. 05

    Fit-out & handover

Electrics, heating, lighting and interior finishes completed, checked and handed over ready to use.

06Garden room costs & pricing

How much does a garden room cost?

Headline “from” prices rarely match what a real garden needs. The cost of a garden room depends on what you’re building and where, so we give you an itemised, written quote once we understand your plot and plans.

The biggest cost drivers are size, the amount and type of glazing, the base your ground needs, the cladding and finishes you choose, and how far power and data need to run from the house. Our guide explains each one and how to compare quotes like for like.

08FAQs

Garden room questions, answered

Can’t see your question? Ask us directly and we’ll be happy to help.

Do I need planning permission for a garden room in Newcastle?

Often not. Many garden rooms fall under permitted development (Class E) if they are single storey, behind the front of the house, within the height limits (2.5 m overall when within 2 metres of a boundary) and used for purposes incidental to the house. Conservation areas, listed buildings, flats and Article 4 directions change the picture. Our planning permission guide explains the rules, and we check every design against them.

Are your garden rooms usable all year round?

Yes. Every room is fully insulated in the floor, walls and roof, with double-glazed windows and doors and an efficient heating option, so it stays comfortable through a North East winter. Read more about insulated garden rooms.

How much does a garden room cost?

It depends mainly on size, specification, glazing, the base your garden needs, access and how far power has to run. Rather than publish misleading “from” prices, we give a clear, itemised quote after understanding your garden. Our prices and costs guide explains every cost driver.

Do I need Building Regulations approval?

Detached garden rooms under 15 m² with no sleeping accommodation are generally exempt. Between 15 m² and 30 m² they are generally exempt if at least 1 metre from any boundary or built substantially from non-combustible materials. Larger buildings, or any with sleeping accommodation, need approval. Electrical work always has to meet Part P.

Which areas do you cover?

We design and install garden rooms across Newcastle upon Tyne and the wider North East, including Jesmond, Gosforth, Ponteland, Gateshead, Sunderland, Durham, North Shields and Whitley Bay.

What happens after I request a quote?

We review your details and get in touch to talk through how you want to use the space. Where it helps, we arrange a visit to look at your garden, levels and access, then prepare a design and a clear written quote. There is no obligation at any stage, and you can read more about how installation works.
